Design Engineer of Record for the tenant interior alteration and fit-out of the ELMA office space at 1345 Avenue of the Americas. ELMA is occupying 17,700 rentable square feet of a single floor. P&A provided design and construction administration services for the Mechanical, Electrical, Plumbing, Fire Alarm and Fire Protection systems. Space programming consisted of Open Office areas, Private Offices, Large and Small Conference Rooms, Storage/IT/Copy Rooms and Wet Pantry/Café.

• Utilize existing base-building interior and perimeter air handling/ventilation systems to design new overhead ductwork distribution.
• Design new water-cooled packaged VAV AC unit for after-hours service and supplemental cooling at Conference Room.
• Provide design input for base-building electrical infrastructure modifications necessary to support tenant demand loads.
• Design lighting control system to adhere to tenant requirements and NYC Energy Code.
