Boiler Plant Replacement

As the Design Engineer of Record and Project Manager of 200 East 87th Street, P&A Consulting Engineers led the complete replacement of a dual fuel fired steam boiler, converted the fuel oil system to #2 fuel oil, and provided a new chimney liner up to the roof of the building. This resulted in the building having a fully redundant, efficient, and robust boiler system for the building, a 222,000 square foot high rise residential building with ground floor retail on the Upper East Side of Manhattan. 


The boiler plant replacement consisted of removing the existing two (2) 200 HP boilers along with the existing feed tank, vacuum pump, condensate receiver tanks, and piping distribution and trim within the boiler room. Our design provided a configuration of three (3) 100 HP dual-fuel fired boilers, increasing efficiency to the building. All other above equipment was replaced, and a new boiler control system was installed.


To achieve the fuel oil system conversion, it was necessary to remove the existing fuel oil pumps and distribution, existing fuel oil fill and vent, and replace with new parts along with new controls and alarms. We called for the refurbishment of the existing fuel oil tank to accept fuel oil #2 instead of #4 and designed a new tank room ventilation system. 


This project also included updating the existing chimney with a new liner from the Cellar up to the 23rd Floor of the building and providing a new ventilation, combustion, and dilution air system within the Boiler Room with associated controls.
